    Commercial EPC Birmingham

Commercial Energy Performance Certificates for offices, shops, restaurants, warehouses and workshops across Birmingham and the West Midlands. From £150, with a fixed quote before the visit.

    What Is a Commercial EPC?

A commercial (non-domestic) EPC rates how energy efficient a business building is, from A+ (most efficient) to G. It is calculated with SBEM, the Simplified Building Energy Model, which looks at the building's fabric, heating, cooling, ventilation, hot water and lighting against how the space is used.

Every commercial EPC comes with a recommendation report listing practical ways to improve the rating, such as lighting upgrades, better heating controls or insulation. It is lodged on the national register and stays valid for 10 years.

You need one when a non-domestic building is sold, let to a new tenant or built. Buildings over 500 square metres that the public visit often must also display their EPC where one exists.

    How a Commercial EPC Works

    1

    Fixed quote

Tell us the address, rough floor area and how the building is used. We confirm a fixed price before booking.

    2

    Site survey

We measure the building and record its construction, heating, cooling, ventilation, hot water and lighting.

    3

    SBEM calculation

The data goes into the government-approved SBEM software, which produces the A+ to G rating.

    4

    Certificate lodged

Your EPC and its recommendation report are lodged on the national register and sent to you.

    Minimum Ratings for Commercial Landlords

The Minimum Energy Efficiency Standard (MEES) applies to most let commercial property.

    Current rule

    E or above to let

Since 1 April 2023, landlords in England and Wales must not continue to let a non-domestic property rated F or G unless a valid exemption is registered.

    Penalties

    Up to £150,000

Penalties for letting a non-compliant commercial property depend on the breach and the property's rateable value, and can reach £150,000.

The government has consulted on raising the commercial minimum in future. Check the official non-domestic MEES guidance before planning works, and ask us to explain your recommendation report.

    Commercial EPC Questions

How much does a commercial EPC cost in Birmingham?

Commercial EPCs start from £150. The price depends on the floor area, how the building is used and how complex its heating, cooling and ventilation are. Send us the address and a rough floor area and we will give you a fixed quote before we book the visit.

When do I need a commercial EPC?

You need a valid EPC when a non-domestic building is sold, let to a new tenant or built. It must be available to prospective buyers or tenants, so get it in place before you market the property.

How long is a commercial EPC valid?

Ten years, unless a newer certificate replaces it. You can reuse a valid certificate for later sales or lettings within that period.

What is the minimum EPC rating to let a commercial property?

In England and Wales, landlords must not let, or continue to let, a non-domestic property rated F or G unless a valid exemption is registered. The government has consulted on raising the minimum in future, but E is the current legal standard.

Which buildings do not need an EPC?

Exemptions include places of worship, temporary buildings used for two years or less, stand-alone buildings under 50 square metres, and some industrial or agricultural buildings with low energy demand. If you are not sure, ask us before you book.

What do you need from me for the assessment?

Access to every part of the building, including plant rooms and roof spaces where safe, plus any floor plans and details of the heating, cooling, ventilation and lighting. Floor plans are helpful but not essential, as we measure on site.
